Job Description

General Directive:Responsible for land sales support activities, surface use agreements, acres under management reporting, land records, property tax management, acquisition support and land records assimilations, and supporting foresters with land line issues, access permits and other legal property matters across the Mid-Atlantic and Central Regions of the southern Operations as well as the Lake States Operations. Assist in the consolidation of property level statistics for land sales, dispositions, annual appraisals, client inquiries, and support management decisions on an as-needed basis. The Land Records Manager is specifically responsible for preparing and reviewing cert forms and land sale contracts.

These tasks are to be performed in a team environment involving the appropriate Manulife Investment Management Forest Management (MFM), and Manulife Investment Management Timberland and Agriculture (MIMTA) personnel.

Scope:

  • Properties currently consist of approximately 1.2 million acres.
  • Develop and maintain a strong relationship with MFM-Southern and Lake States Operations and other appropriate MFM, and MIMTA personnel.
  • Knowledge in areas of land title, surveys, property taxes, negotiation and contracts, investment modeling, management plans, land records, REIT compliance, budgets, database systems, and project management.
  • Service the information needs of MFM and MIMTA teams in multiple locations including outside legal teams preparing deeds and legal agreements.

Job Dimensions:

  • Intricate member of the Southern Operations support team
  • Provides direct support to the manager of dispositions, disposition team and outside council in land transactions.
  • Provides support to operation and acquisition teams on due diligence of land records.
  • Reports to the General Manager – Silviculture and Lands Records but works directly with multiple internal and external customers.
  • Specific Duties:
  • Provide primary support for MFM Land Record requests across the Mid-Atlantic and Central Regions of the Southern Operations as well as the Lake States Operations. Provide secondary support to other operations as needed.
  • Maintain the MFM business process for land records management across the Mid-Atlantic and Central Regions of the Southern Operations as well as the Lake States Operations.
  • Support processes of the primary property statistics including monthly calculations of acres under management.
  • Support the development and implementation of property disposition strategies.
  • Assists with land records compilation and title review of timberland properties as part of acquisition, individual tract sales, and property dispositions.
  • Support hunting license records for acquisition and disposition requirements, HBU/small tract land sales, surface use agreements and permits.
  • Provide support for MIMTA’s acquisition and disposition efforts.
  • Special projects as requested or needed.

Requirements:

  • A Bachelor’s degree in Forestry or equivalent experience.
  • A minimum of three to five years experience in land records management and operations.
  • A minimum of five years experience in all aspects of land sales, including marketing, preparation, negotiations, closings, and courthouse recordings of transactions.
  • Experience in debt financed property, debt covenants, and servicer relationships.
  • A proficient writing skill to prepare professional reports and management plans.
  • Must have strong organizational and analytical skills.
  • Must be a highly motivated team player.
